To manage a portfolio of residential properties, including the staff, ensuring the building is full, turnover is addressed, the building is safe, maintenance contracts are in place and the asset is profitable.

• Supervising site staff in effective property operations in compliance with all applicable building codes, acts and regulations.
• Pest control
• Fire safety
• HVAC maintenance
• Pool maintenance
• Conducting regular, daily, weekly and monthly inspections of properties to ensure proper functioning of building systems, minimizing hazardous conditions, safety and security risks and maximizing overall appearance of property.
• Overseeing annual inspections in units
• Punch list for superintendents
• Performing and arranging for maintenance repairs for existing residents and vacated units to achieve occupancy standards.
• Manage SuiteSpot dashboard
• Managing and supervising the work performed by in-house maintenance staff and outside contractors.
• Train Superintendents in use of Company apps
• Control stock order and equipment purchasing
• Train trains in basic maintenance to cut back on contractor cost
• Identifying and resolving routine tenant matters while reporting concerns requiring action to
  Management.
