Building Manager to join a Residential HOA Community in Tysons Corner

Your new company:

Looking to hire a Building Manager to join a community HOA based in Northern Virginia for a full-time permanent position. This Fairfax County based property has over 500 units plus amenity spaces and is looking to hire a leader to join and manage a capital program consisting of major and minor construction projects, in addition to overseeing the preventative maintenance program. The property was built in the 1980s and is in requirement of significant renovation, capital upgrades and an effective maintenance and repair program being implemented and tracked.

Seeking to connect with Building Manager who has residential/multifamily construction and/or facilities maintenance experience. Successful professionals could come from a similar capital improvement background as well as construction general contracting or facilities management within a residential or multifamily environment.

The position:
As the lead, on-site Building Manager, you will be tasked with leading a program of major and minor capital improvements to the existing condominiums, grounds, and amenity spaces. The 500+ condominium units are a mixture of garden style and mid-rise condos. You will be managing 4 full-time employees as the Director and be the most senior person employed at the property.
You will also be working closely with the HOA board, providing your expertise on the construction and financial management of the budget assigned to capital improvement projects to gain their approvals.
Due to the age of the property, there are major and minor construction projects that need to be completed on an annual basis ranging from:
- Elevator modernization
- Stairwell upgrades
- Installation of detention ponds
- Parking garage upgrades
- Concrete and asphalt repairs
- Retaining wall installations
- Improvements to drainage systems
- Mid-long term heating and water system replacements/upgrades

The core responsibilities of the role includes:
  • Create a master program/schedule of the required work needed to be completed and propose a schedule.
  • Prepare budget and cost estimates, along with work timetables.
  • Review Construction contracts provided by general contractors and subcontractors, assess against budget and quality and award contracts.
  • Collaborate with engineers, architects, general contractors, and subcontractors assigned to projects.
  • Assess quality control of the work being completed on-site in line with the contract.
  • Comply and monitor local and state safety and building codes as well as legal requirements.
  • Report project progress and budget to the HOA board, seeking approvals where necessary.
  • Maintaining day-to-day operations of the property, such as delegating or completing maintenance orders to the maintenance team.
  • Creating reports on maintenance, repairs, safety and other occurrences for supervisors and other relevant staff.
  • Collaborating with building owners and upper management on budgeting for minor property needs aside from construction.
  • Monitoring the safety and cleanliness of interior and exterior areas, such as offices, conference rooms, parking lots and outdoor recreation spaces.
To be successful in this position, you will need:
  • 10+ years of working for a Facilities or Property Management company where you are overseeing construction capital projects.
  • Proficient understanding and expertise in multifamily condominiums, apartments, or townhomes. Preferred experience of working within a HOA community.
  • Leadership qualities and have experience in mentoring and designating tasks to employees.
  • Strong business acumen with the ability to communicate and develop relationships with multiple vendors including general contractors, subcontractors, architects, and the internal company employees and the HOA board.
  • Currently living in or nearby to Tysons Corner, VA
  • Ability to conduct daily property walkthroughs.
  • Ideal if this professional is bi-lingual English and Spanish but this is preferred, not a requirement.
Salary, Bonus and Benefit Highlights:
  • Base salary evaluated on experience, up to $140k base.
  • Discretionary end of year bonus.
  • Yearly salary review with discretionary raise (3% last year)
  • Company paid healthcare, dental and vision insurance, employer pays 75%. Plan is provided through United Healthcare.
  • Hybrid role including some ability to work from home but do need someone within a short commute to the property.
  • 3 weeks starting PTO and paid holidays.
  • Long term disability – effective after 90 days absence: paid at 60% of salary. Maximum benefits is $3,000.00 per month
  • Short term disability – Effective at 14 days absence; paid at 60% of salary; maximum benefits is $750 per week.
